USPAP Standard 1
In developing a real
property appraisal, an appraiser must identify the problem to be solved, determine the scope of work necessary to solve the
problem, and correctly complete research and analyses necessary to produce a credible appraisal.
USPAP Standard 2
In reporting the results of a real property appraisal,
an appraiser must communicate each analysis, opinion, and conclusion in a manner that is not misleading.
USPAP Advisory Opinion 19
This
communication by the Appraisal Standards Board (ASB) does not establish new standards or interpret existing standards. Advisory
Opinions are issued to illustrate the applicability of appraisal standards in specific situations and to offer advice from
the ASB for the resolution of appraisal issues and problems.
